Water heaters

Water heater repair

Most water heater faults come down to a handful of parts: a thermostat, an element or burner, a thermocouple, a valve, or scale sitting in the bottom of the tank. We test the unit at the house, tell you what failed, and say plainly whether a repair or a replacement is the better money.

When to call

  • No hot water at all, or it runs cold long before it used to
  • Water that swings between scalding and lukewarm
  • Rumbling, popping or a kettle sound from the tank
  • Water around the base, or rust in the hot water
  • A pilot that won't stay lit, or a breaker that keeps tripping

What the visit involves

  1. 01

We check the age, the model and how it was installed

  2. 02

We test the parts that actually fail: thermostats, elements, the burner assembly, the gas valve, the T&P valve

  3. 03

We look at the tank itself for scale and corrosion, because that decides whether a repair is worth it

  4. 04

You get the options and the price before any work starts

What decides the price

What it costs depends on which part failed, whether it's gas or electric, and how the unit is plumbed in. If the tank itself is going, we'll say so rather than sell you a repair that buys a few months. We give the estimate in person, once we’ve seen the job.

Water heater repair: questions and answers

Is it worth repairing an old water heater?

It depends on the age and what failed. A valve or a thermostat on a unit with years left is worth fixing. A tank that's corroding through is not, and we'll tell you that at the house rather than after the work.

Why does my water heater make a rumbling noise?

Usually scale. Hard water leaves mineral deposits in the bottom of the tank, and the burner boiling water through that layer makes the noise. Flushing helps early on; a heavily scaled tank is living on borrowed time.

How long should a water heater last here?

Arizona's hard water is rough on tanks, so heaters here often give less than the label promises. Age plus scale is the honest way to judge it, not the sticker date alone.
